We pay our managers half the base management fee and cap them at 10 communities or 1,000 owners, whichever comes first. Most work remotely, close to the communities they run, and are expected to be board consultants rather than an overloaded switchboard.

That cap is the reason the guarantees are possible. Everything else follows from it.

When I could not get much help from accounting for a billing issue, he followed up to make sure it was addressed. Moreover, he is diligent in communicating with vendors regarding bids and projects.
